Fellsmere Economic Enhancement District
The City of Fellsmere has adopted the Fellsmere Economic Enhancement District (FEED) as authorized by Section 376, Florida Statutes to provide numerous incentives for properties owners.
Financial incentives may include, but not be limited to:
- Loan guarantees for redevelopment;
- Liability protection for brownfield sites that voluntarily enter into brownfield site rehabilitation agreements;
- Tax increment financing through community redevelopment agencies pursuant to part III of chapter 163.
- Waiver, reduction, or limitation by line of business with respect to business taxes pursuant to chapter 205.
- Tax exemption for historic properties as provided in s. 196.1997.
- Economic development tax abatement as provided in s. 196.1995.
- Local grant programs for facade, storefront, signage, and other business improvements.
Currently, the City has included all nonresidential and government owned lands within the Community Redevelopment Area of the City. A map of the FEED area is available on the City’s web site under the Incentives tab of the Community Development Department. Property owners who are not currently included within the FEED area may request to be included at any time. Property can be included or removed by resolution of the City Council.
When applied in conjunction with the recently approved Tax Abatement program of the City, property owners can receive ad valorem tax exemptions for new businesses and expansions to existing businesses for up to one hundred (100%) percent of the assessed value of all improvements and of all new tangible personal property that results in the creation of new jobs. The term of the Exemption may be up to ten (10) years. The added benefit of being within the FEED area allows the Tax Abatement program to be applied to new businesses and expansions to existing businesses creating as few as five jobs.
